The Process - the steps you should expect

BDS Design Group's process for every project begins with Site Analysis, by providing careful and complete evaluation of every site, and its surrounding area.
STEP ONE: First Meeting
Our First Meeting should be a site walk through with you. This site walk through gives you an opportunity to communicate your vision for the site and what your expectations are for your project. These meetings are opportunities to exchange ideas about the many possibilities for your property. Tell us all of your ideas, dreams, and desires for your land. BDS will give you feedback, expand on the ideas and their possibilities, explore alternative options and advise you on the best ways to make your vision a reality. After the first meeting, BDS will determine the scope of the project and then submit a Proposal for Services. This proposal will outline all of the work to be completed, and an estimate of costs.
STEP TWO: Preliminary Sketches
Once the proposal has been accepted and the contract signed, BDS will prepare the Preliminary Sketches to be used to communicate our design and get feedback from you.
STEP THREE: Construction Documents
Construction documents are prepared upon client approval of the preliminary sketches. This set of drawings can include a demolition plan, a more detailed geometric layout drawing, detailed landscaping plan and construction details.
STEP FOUR: Bid Review and Contractor Selection
After the design documents are completed and approved, BDS Design Group will solicit bids from contractors and submit them to you. BDS is available to review the bids with you to help determine which contractor will be best to build your project. Factors such as: years of experience, work ethic, availability and referrals from prior clients should be taken into account when choosing a contractor. The lowest priced bid should not be the single most important criteria in determining who will be awarded the work contract.
STEP FIVE: Construction Supervision
BDS will occasionally visit the site during construction. BDS does this to assure that the contractor’s interpretation of the drawings conforms to the design intent, and to answer any questions the contractor may have. The need for adjustments or modifications inevitably arises during construction, and having us present on site allows for smooth work flow and dispute resolution.
